Lakelands Commerce Park
Abbeville, South Carolina

While employed at another firm, Mike oversaw a new industrial shell building for the promotion of economic development in Abbeville County. The 60,000 square foot building is expandable to 100,000+ square feet and is designed for flexibility providing truck access to all four sides of the facility, as well as independent access for office staff and employee parking. The exterior is designed to provide an upscale appearance with thin set brick included in the insulated precast panels as well as an attractive storefront entry with windows installed high in the panels to provide day lighting within the manufacturing space. The project was successfully bid as a public project within a very aggressive budget and met the specific marketing attributes desired by the client.

Size: 60,000 sq. ft.

Project Cost: $1,100,000

Why Our Process Works:

  • 50% of the existing graded pad was on bad soil, requiring the soil to be replaced and pad re-poured. We secured the grant funding to cover this additional cost.

Multiple potential upfits were developed in support of Abbeville County for this shell building. This particular proposal was for a waffle maker.
